Marketing and Brand Coordinator

This position works closely with corporate leadership, regional managers, and site managers to develop and implement the Signature brand, communication and strategies. The position will guide and support effective communications to employees, residents, and the community, and provide support to the Signature team by focusing on driving traffic to existing and new properties, renewing residents. The position is responsible for presenting an annual marketing strategy to the Executive Team and executing agreed upon action plans.

 

Essential Functions:

Develop communications, marketing and brand strategy

  • Collaborate with the leadership team to create innovative strategies based on market conditions and property data that will directly impact leasing velocity.
  • Compose marketing plans that attract the identified target audience and strategically address property business objectives, and marketing tactics unique to each property.
  • Generate content for websites, social media, publications, press releases, brochures and other vehicles that are targeted to employees, residents and the community
  • Continually research and make recommendations on new opportunities and marketing channels in the markets where Signature properties are located.
  • Provide support to the Executive Team in the form of materials and presentations

 

Provide support for the design, development and implementation of market research, competitor analyses and customer service

  • Focus on increasing occupancy and revenue by providing support, guidance and direction to a portfolio of multifamily assets through the development and implementation of strategic marketing programs.
  • Review, interpret and apply analytics at the property and market-level that will improve performance.
  • Develop, implement, monitor and evaluate all marketing programs to achieve goals.
  • Facilitate brainstorming with property teams to generate new ideas and creative strategies.
  • Maintain solid understanding of all marketing options and programs, including advertising (print and online), internet (website, social media and online reputation), eBlasts, signage (on-site and off-site), on-site presentation and recommend initiatives as appropriate.

 

Provide guidance and support to property management leaders through in-person and online training on various sales and marketing-related topics.

  • Conduct regular site visits to ensure that the property has proper curb appeal, appropriate signage, and all marketing opportunities are leveraged.
  • Champion the brand and ensure consistent adherence to Signature’s unique brand style and voice.
  • Organize and lead the annual employee awards celebration and team building exercises.
  • Create and develop leasing contests and various programs to acknowledge and recognize teams and individuals.
  • Lead team recognition efforts.

 

Technology

  • Maintain knowledge of software technology trends and time-saving tools that will allow the company to provide superior service to internal and external customers.
  • Manage content and presentation of Signature and property websites.
  • Track and analyze the effectiveness of our shopper marketing strategies, occupancy enhancement programs and social media strategy.

 

Education and Experience:

  • Bachelor’s degree in marketing, journalism, communications, public relations or related field.
  • At least three years’ experience in a marketing or corporate communications role, preferably in multifamily housing property management.
  • Experience in database management, data mining and data analysis.
  • Proven ability to manage projects from concept through implementation and program maintenance.
  • Experience in the use of Adobe Acrobat Suite software tool to create collateral material as necessary to support project initiatives.
  • Experience in a corporate communications role is helpful

 

Skills/Knowledge:

  • Ability to effectively present information in one-on-one and small group situations to customers, residents/clients and other employees of Signature.
  • Experience in developing and implementing multifaceted social media campaigns resulting in increased revenue
  • Experience in print and online advertising
  • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages.
  • Possess a desire to engage, grow and help others to succeed.

This position will attend training programs and safety meetings, and seek educational opportunities for personal growth and development.

Duties and Responsibilities:

  • Follow company guidelines in delivering quality of work in way that reflects Signature’s Corporate Core Values
  • Exhibit the ability to troubleshoot problem and find appropriate solutions
  • Complete work on time and in an efficient manner
  • Ability to walk properties for extended periods of time, taking care of grounds or doing general maintenance
  • Willingness to serve as a contributing member of a team and handle emergency calls as scheduled, in rotation with other team members
  • Experience in maintaining structural and aesthetic components of multi-family properties
  • Participate in conducting monthly preventative maintenance as scheduled
  • Ensure community and grounds are in good repair and provide a safe and attractive environment for residents

  • Valid NC driver’s license and vehicle to use for work purposes
  • Ability to lift up to 50 pounds and carry for short distances

  • Maintain knowledge of Fair Housing Standards
  • Know the market, review weekly comps, occupancy, rental rates, concessions and traffic results

  • Process all required administrative forms, reports and related information in a timely and efficient manner
  • Handle resident requests and complaints with courtesy and report unusual or extraordinary circumstances regarding the property or residents

  • Actively participate in local trade organizations

 

Position Requirements:
